Property managers are always looking for the most efficient way to have their properties seen by as many prospective tenants as possible. Which is why we've come up with the Open House request for property managers.Property managers now have the ability to request a showing assistant to stay on the property and help show their potential tenants the property in time increments.
Clear communication and expectations are key to making this a good experience for both agents and the
property managers whose house is being held open. We have prepared the following basics in
hopes that it creates a basic framework for successful open houses.

Property Manager Open House Prep
Prepare The Property for the Open House
- Hide / Remove Valuables ( computers, phones, jewelry, prescription drugs, spare keys to house and auto, bills, sensitive paperwork )
- Mow lawn and make exterior look awesome
- Open window blinds and turn all lights on
- Clear off countertops in baths and kitchen
- Make sure temperature is comfortable for time of year
- Remove / hide pet beds, bowls, litter boxes and pet toys
- Smell - No strong odors. Light clean smell is best
- Video and Sound recording / security ( Give notice of recording in progress )
Showing Agent Preparation Before Open House
- Read over the provided list of "who" you will be meeting at the open house
- Have basket at entry with shoe covers and/or remove shoes signage
- Make sure walkways are clean without obstructions or trip hazards
During the Open House
Agent Actions Day of Open House
- Review Open House Safety Protocols. Also suggest placing a sign out that says "Smile Video Cameras in Use" at entry
- Open window blinds and turn all lights on
- Make sure temperature is comfortable for time of year
- Be warm and friendly ( Watch Loida's video )
- Be in communication with the Property Manager, to ensure all the potential tenants viewing the property are accounted for
After the Open House
Showing Agent Actions After Open House
- Clean up the property and shut lights off and lock up
- Give Feedback to the property manager
- Verify which prospective tenants viewed the property along with comments
Division of Responsibilities
